Generally when the weight of the trailer is within 50% of the weight of the Tow Vehicle, you should be considering it.
 
Other factors that would make you use one is when the tongue weight of the trailer is at the limit of the hitch weight.

Time delayed controllers are pretty much the low end of the scale. Almost all quality controllers are Proportional.
 
Prodigy series is the most well known and extremely easy to install as they make pigtails that plug right into the under-dash controls in your vehicle. The units are very small, and can be placed almost anywhere, but they need to be within hands reach. I have seen some terrible mounting choices. Most will put it on the lower dashboard right above your right leg. My truck has it integrated into the dashboard panel near there.

You are playing with your life, so don't go cheap.

We started as tenters for 10 years. Our first popup was a Coleman Seapine. That got us hooked into the popup world where we met all the great people here at camping rallies.
 
From the Coleman Seapine, we went to a Flagstaff HW27KS High Wall Popup which we loved and had for many years. Just this year, we sold the highwall popup and picked up a Heartland Lynx Prowler 2772LX travel trailer.

The Coleman lift system does not work like Goshen Lift system on most other trailers (except Jayco has their own). There are 4 cables that run down to a bar called the wiffle tree. The bar on the wiffle tree rides along a long threaded shank. When you crank up, you are turning that shank that pulls the bar and all 4 cables up. If a cable snaps, that corner will sag, but the other 3 will work fine. You can still lower it without any issues.
 
The crank that drives the threaded shank is  direct connection (geared). If it is were to snap, the shaft will not spin freely, there is a "paw" that clicks against the gear teeth.
 
Although it is theoretically possible, to snap all 4 cables or snap the paw gear, having the roof coming flying down is pretty unheard off in the Coleman/Fleetwood design.
